Keeping even a small one story office building clean and in professional looking shape should not be up to your employees, and or management to care for on top of their regular daily duties they execute for you. For one it lowers moral, as your people will be under the impression that you think so little of them that they have clean the offices in their dress clothes before they leave at the end of the day. A professional janitor service is an added expense that is just the cost of doing business, and not to be skimped on to save a few bucks. However, finding a good solid service with years of experience and is affordable can be a little difficult if you do not know who to talk to and where to look.

A janitor’s service right out of the yellow pages phone book is not going to be the best choice possible, just because they have the largest ad. Small businesses routinely get advertising loans just for that ten thousand dollar a month advertisements, and the sad fact is that there overhead because of it, is so high that they end up giving sub par services at hugely inflated prices. One source is to visit other office buildings in your area, and talk to the cleaning people that are on staff during the day, getting them to direct you to their supervisor, and discussing their offerings at length to see if you and their company are a good match.

Janitor services fall into two categories, ones that stay in business for decades, and the ones that stay in business for about six months to a year. The latter will show themselves immediately by lack of professionalism, tardiness, poor quality cleaning supplies, and overall shoddy workmanship. They will normally over promise and under deliver, which is exactly the opposite of who you want cleaning your business concern every evening. Look for little signs that they are in it for the long run, as they will have clean uniforms on each time you see them, they are courteous, but not obtrusive, and quietly do their job to completion without having to interact with anyone except to exchange pleasantries occasionally.

Not always, but most of the time when you have a sales person visit you about their commercial janitor services, there are going to be pricing issues right up front, as someone has to pay the salespersons salary. The best companies will be their own sales force with their reputation and consistent work ethic that they adhere to daily. The top company will be known throughout your area with little to no advertising or marketing due to the fact that their customers are their number one fans and built-in sales force that sing the praises of the fantastic job they have done yesterday, today, and will do tomorrow.

Do not be in a hurry when shopping for your new janitorial service, you could look at this fact finding mission much like dating, you want to get to know the service, and find out if they fit in with your expectations and needs as far as the support they are offering on a fee basis. Never sign a long-term contract without first trying the cleaning company for at least sixty to ninety days. This will allow everyone to get comfortable with each other, and see how the professional relationship actually unfolds in the future.

Be sure and to ask for a copy of their bond, and general business liability insurance, if you do not understand the coverage that they have, then get your insurance agent to look it over and explain it to you, as you want complete protection from any business entering yours, and be covered for the inevitable things that will happen during the course of doing business.
