The commercial cleaning supply business is a lot more than selling cases of cleansers to corporate America. It is more than just selling cleaning supplies. It is selling the right products to accomplish the janitorial jobs properly. When an independent school system or hospital looks for a cleaning supplier, they not only specify wanting the lowest price possible, but full support and service. This will not mean they will receive the cheapest prices, but having the supplier build in enough profit to service the account as well. Often times a team of support staff from the distributor will be dedicated to just one entity due to the sheer size and volume of business they do on a daily basis.

The janitorial cleaning supply business is not the same type of company that existed even twenty years ago. Stricter guidelines from government agencies, oversight by insurance carriers and internal institution safety governing boards make it a detail-oriented business. The supplier not only sells the products, but also is required in helping map out product needs, method of deployment, and the hands on training of how to use these products. Furthermore, the required OSHA regulations that have to be kept up with are done on a consulting basis by the supplier in conjunction with the facility safety manager.

The obligatory federal government paper work, warning and or safety signage, specialty storage bins, and detailed chemical logs cannot be purchased at the local super office discounter, and janitorial office supplies are sold from the cleaning supplier as well. The detailed preprinted report sheets that employees are required to fill out per usage of certain products, as well logging the safety checks on acidic or caustic chemicals, and the state of their storage, have to be produced on very specific fill-in the blank type documents. As regulations are changed, new paperwork has to be generated in bulk to provide the end user or commercial consumer proper forms for complete compliance.

Janitorial cleaning equipment has to handle the tough day in and day out riggers of being used almost constantly and not always by the most careful operators. Items like floor scrubbers, waxers, mat shampooers, and carpet steam cleaning units, require maintenance, required chemicals, and other additional supplies to operate in an efficient manner. The manufacturers have specifically trained support companies to repair, and provide periodic preventative measures to ensure the equipment will operate properly for as long as possible before replacement is unavoidable. This is type of service is only executed with a service agreement in place with the facility that owns the equipment.

A janitorial supplies company knows it takes more than a phone call to keep their customers happy, and going out to the customer’s location and help with inventorying the very products they sell, working hand in hand with the janitorial or facilities manager to provide complete support, and get the supplies they need expedited through the product channels. Sometimes it will be necessary for the distributor’s rep to spend entire days at the customer’s location, helping compile annual reports for all the governing agencies that require information on how their products are handled and stored for safety concerns.

Some chemicals and acids become inactive after a certain period and the rep will come out and help the manager go through all the expiration dates of the products they have purchased from him or her. Insuring they are properly disposed of by current laws, and regulations, then reordered if need be to have them on hand when needed. So as you can see the job of a cleaning supply company is a lot more than just selling toilet paper, and soap today. It is a network of trained professionals providing state of the art cleaning and safety products with full support.
